作为一栋集顶级写字楼、时尚购物中心、艺术中心和精品酒店于一身的创新建筑，侨福芳草地（Parkview Green FangCaoDi）其建筑外型犹如一座玻璃金字塔，耸立在北京市朝阳区东大桥路上，显得颇为吸睛。说它是创新建筑，是因为侨福芳草地在2017年3月27日被美国绿色建筑委员会正式授予亚太地区首个LEED® Dynamic Plaque™ 动态奖牌。其实早在2009年，侨福芳草地就已成为中国首个获得绿色建筑评估体系LEED® 铂金级认证的商业综合体项目。可以说，时尚、艺术、生活与环保绿色理念在侨福芳草地建筑体上碰撞、相融，并且有力地凝聚。

An innovative new building that combines top class office space, a fashionable shopping mall, an art center and a hotel, Parkview Green FangCaoDi stands like a glass pyramid over Dongdaqiao Road in Beijing’s Chaoyang district. The reason I say it is an innovative building is that it was officially given the Asia-Pacific region's first LEED® Dynamic Plaque from the US Green Building Council on March 27, 2017. Parkview Green had already become China's first commercial development to win LEED Platinum certification back in 2009.

侨福芳草地总建筑面积约20万平方米，整个建筑由四座塔楼构成。通透的玻璃幕墙及钢架结构，结合顶部采用的ETFE（聚四氟乙烯）充气薄膜(ETFE (PTFE))组成独特的节能环保罩(The environmental envelope)，在内部实现独立的微气候环境，令侨福芳草地内部空间保持着自然通风的状态，室内空气质量达到了MERV标准第11级，是综合性建筑所能达到的最高级别。利用创新的环保技术以及对建筑材料的斟酌使用，使得能源使用量为同等规模建筑标准的50%。领先的环保设计、 永续发展的理念是侨福芳草地的品牌特质，并从方方面面给这座建筑浇灌着绿色基因、环保血液。

Parkview Green FangCaoDi has a total area of approximately 200,000 square meters, consisting of four towers. The glass curtain wall and steel structure are enclosed by a unique environmental envelope made from inflated ETFE (Ethylene Tetrafluoroethylene) film, producing an independent microclimate inside, maintaining natural ventilation in the building’s interior and air quality up to MERV grade 11 standards, the highest level a mixed use project can achieve. Through the use of innovative environmental technologies and carefully calculated applications of building materials, the building is able to use half the energy of a building of the same scale. Leading environmental design and permanent development concepts are defining traits of the Parkview Green FangCaoDi brand, and fill every corner of this building with green genes and environmentally-friendly blood.

侨福芳草地像一座生活在北京城市生态系统下的微城市景观。而不同类型功能的城市组织又在这个微系统下繁衍共生，形成了一个生机勃勃的城市生活共同体。高达80米的巨型“环保罩”下，主体建筑斜向布局，引导了人们的空间定向感，营造多维环绕的都市信息感。虽说侨福芳草地建筑的内部功能多样，但建筑师并没有将他们整齐地分类布置，而是使用了模糊的功能分区手法，极大地丰富了商业空间的层次感和多样性，用超出常规的信息量，来激发人们的好奇心和探索欲。 

超越了传统商业空间的刻板有序和一成不变，侨福芳草地显得“恒中有变”。在“环保罩”笼罩下，位于下沉二层的中庭呈现出城市街道与广场相遇的地方，更成为了承载商业推广与当代艺术品展示的空间。侨福芳草地开业一周年之际，曾邀享誉全球的加拿大太阳马戏团来此表演；2017年9月23日侨福芳草地举办五周年盛典，邀请了来自洛杉矶的日法混血魔术师Cyril将其享誉世界的奇幻魔术带到侨福芳草地，并且为芳草地五周年庆典设计了全新的魔术挑战。活动当晚中庭变成了同时容纳六千人载歌载舞的欢乐海洋，在巨大天幕下光影摇曳，让整个建筑空间越发灵动起来。

Going beyond the orderly and unchanging feel of traditional commercial spaces, Parkview Green FangCaoDi presents a face of “change within permanence.” Beneath the environmental envelope, two floors below ground, a public square serves as a confluence between the atrium and the surrounding neighborhood, a place for commercial promotion and contemporary art displays. On the first anniversary of Parkview Green FangCaoDi’s opening, the world famous Cirque du Soleil was invited to perform here. It was also here that Parkview Green FangCaoDi celebrated its fifth anniversary on September 23, 2017, by inviting Los Angeles magician Cyril Takayama to bring his world famous magic to Parkview Green FangCaoDi, for which he created a brand new magical challenge. On the night of the performance, the space became a fantastic sea of music and dance for six thousand people, with a light show that brought dynamic motion to the entire complex.

巨型“环保罩”虽然把这里框成了令人惊叹的城市微景观，但建筑空间仍是“隔而不绝”的。侨福芳草地建筑内部有自己独立的气温和PM 2.5指数，但同时全透明的玻璃幕墙让人们可以随时从生态微境中回归都市，从东南到西北对角斜穿的长达236米的步道桥也无缝连接了内部建筑的小天地与外部城市的大景象。穿行漫步于空间交错的芳草地城市微景观，也可感知周遭环境的风霜雨雪与时空流转，环保建筑本身成为了四周环境的绿色生产力，更成为了感知都市能量细胞的生态循环模块。

The giant environmental envelope may frame an amazing microscopic urban landscape, but the architectural space is anything but isolated from its surroundings. Parkview Green has its own independent temperature and PM 2.5 index, but the fully transparent glass curtain wall allows people to return from the microscopic scene to the city at any point. A 236 meter footbridge crossing the building from its southeast corner to northwest corner also seamlessly connects the inside of the complex with the surrounding urban landscape. Strolling through the interlocking spaces of Parkview Green’s microscopic urban landscape, one can still sense the changing weather and the passage of time outside. The environmental building itself has become a source for green productivity in its surrounding environment, and a module of the urban environment in which we can feel the energy of the city.

打造最时尚的微城市单元，需要的可不仅仅只是功能划分和美学融入，更是高密度的技术集成与复杂的协同组织。作为侨福芳草地微城市的核心技术，“环保罩”良好地调节了建筑内部的小气候。其最初创意来自美国建筑师理查德•富勒（Richard Fuller）于1960年提出的“曼哈顿穹顶”计划，但直到上世纪末，具有高强度和良好耐候性的ETFE充气薄膜开始在建筑上得到工程级应用后，建筑空间内部气候可控的高科技畅想才得以落地实现。建筑师徐腾（Winston Shu）在侨福芳草地设计中开创了全球范围内使用ETFE气枕包被巨型体量的先例。但对其内部温度和能耗进行模拟数据分析的工作，却给奥雅纳（Arup）公司带来了巨大的挑战。在整整半年时间的电脑联机运算之后，这个不用温控系统就能保证中庭空间恒定舒适气候的先进模拟计算成果终于给芳草地带来了最持续、最高效的绿色环保体系，也为全球环保技术领域做出了颇具可行性的贡献环保罩斜顶采用的ETFE膜材料是新一代的环保材料，具有轻盈强韧、容易清洁、高透光性与可回收的特性，并且其重量只有玻璃的1%，因此可以减少建筑架构耗材(如钢材)的使用量。ETFE属于难燃材料，本身不支持燃烧，温度较高时会软化乃至熔化，但不会产生可燃的滴落物。而且环保罩顶部设有自动排烟口，并且ETFE膜周边安装了电熔丝，如遇火灾发生，消防中控室检测到联动报警信号后，可以启动电熔丝通电系统，使ETFE膜自熔，脱落后形成自然排风口，有效地释放室内大量聚集的烟尘。

It takes more than just functional distinctions and aesthetic fusion to create the most fashionable micro-city unit in town. It also requires highly integrated technology and coordination. Parkview Green FangCaoDi’s core technology, the environmental envelope, effectively regulates the micro-climate inside the building. The idea originated from American architect Buckminster Fuller's 1960 proposal for a “Manhattan dome,” but it was not until the end of the last century, when ETFE film found engineering applications in architecture, that it became possible to control the interior climate of buildings in such a way. Architect Winston Shu set a global precedent for enveloping such a large volume in ETFE with his design for Parkview Green FangCaoDi. The task of modeling and analyzing the energy use for climate control in the space was a major challenge for the Arup Group. After a half year of constant calculations by their computers, this advanced model for maintaining a stable interior temperature without air conditioning gave Parkview Green FangCaoDi its most long term and environmentally friendly system, and made a feasible contribution to the field of environmental technology. The ETFE film used for the sloping roof of the environmental envelope is a next generation environmental material. It is light, durable, easy to clean, transparent and recyclable. Weighing only one percent as much as glass, it is able to reduce the use of building materials such as steel supports. ETFE us a fire-resistant material. It does not promote the spread of flames, and melts at high temperatures without generating flaming particles. The top of the environmental envelope is equipped with automatic smoke extraction vents. The ETFE panels are also surrounded by electronic melt lines, which will melt away the ETFE film in case of fire signal to drop away the film and form a natural exhaust channel that will effectively vent smoke from the interior.

地处最繁华的京城商业中心，侨福芳草地的控高受到严格限制，因此给了建筑师更多的地下空间去发挥。为了解决地下空间通风和日照的限制问题，建筑师将建筑和自然通风系统设计成一个整体，并以烟囱为创意灵感，从而使得建筑内部的空气质量比外部更好。

Located in a prime commercial district in Beijing, Parkview Green FangCaoDi faced severe height restrictions, which pushed the architect to utilize more underground space. In order to solve ventilation and lighting issues in the underground space, the architect merged the building with the natural ventilation system, taking inspiration from chimneys to make a system that provides for better air quality indoors than outdoors. 

“从理性和专业的角度来说， 这个项目让我将建筑生涯中所学的经验发挥到了顶峰，这些经验涵盖了从建筑联盟学院接受的理论训练到现实世界中的30年实践。这座建筑无缝地整合了社会、环境、技术和经济命题。建筑是一种源于理性的艺术，这一过程将是我在未来的职业发展中永远坚信并坚守的。”项目主案建筑师徐腾先生如是说。侨福芳草地品牌在绿色环保事业上曾承诺“Always Fresh新意无限”，说的不仅仅是商业行为上的创新，更是城市绿色建筑的指引。作为一座“跑赢了时间的‘慢’建筑”，侨福芳草地一直以来都在关注建筑，倾心环境，并坚定信念。这是绿色建筑事业长久不衰的动力，更是未来建筑发展的新趋势和新理念。

“From a rational and professional viewpoint, I had to draw on all facets of my experience more than at any other time in my career, experience covering my thirty years of practice from my studies at the Architectural Association School of Architecture to today. This building seamlessly brings together social, environmental, technical and economic themes. Architecture is an art form rooted in reason. This process is something I will always firmly believe in as my career continues to develop,” says project lead architect Winston Shu. The Parkview Green FangCaoDi brand has promised to stay “always fresh” in the green building industry, which means not only staying innovative in its business activities, but also leading the field in urban green architecture. As a “slow” building that has “won the race against time,” Parkview Green FangCaoDi has always cared about architecture and stood firm for the environment. This is a lasting momentum in the field of green architecture, and a new trend and vision for its future development.
